Photographing your property
Taking the time to create flattering photos of your property can make
a big difference in the number of potential buyers you will attract. Many
potential buyers will reject a home because of poor quality photos. It might be worth hiring a skilled photographer to
get the best shots.
Image specifications and tips
So your home will look it's very best, we ask that you follow these simple
steps for creating and uploading high-quality images.
• Optimal image size is 320 pixels wide x 240 pixels high. However,
you can submit pictures of any size and we will resize them as needed.
• Picture file size should be under 75 KB (kilobytes) for quick
page downloads.
• Save your edited picture as a .jpeg or .jpg file (file types other
than .jpeg, .jpg, or .gif should not be used).
• A digital camera is the easiest and best way to get sharp photos.
Your digital camera will come with instructions on how to transfer (upload)
your photo to your computer.
• Regular camera and scanner: Take a picture with a regular camera
and then use a scanner to convert your picture into an electronic image.
Scanners directly transfer pictures to your computer.
Saving a digital photo
1. Choose "Save As" from the "File"
menu.
2. Name your file.
3. Select JPEG or JPG from the "Save as type"
drop-down list.
Note: Selecting JPEG or JPG will automatically end your filename with
.jpg (for example, "homephoto" will now be "homephoto.jpg"
(be sure to give each image a unique name).
Top 8 ways to better photos
1. Shoot in indirect light for both interiors and exteriors.
Most digital cameras have built-in flashes, but they aren't very
good. When shooting in a dimly lit room or at night, a room interior will
appear luminous against a black background. For best interior results,
shoot in a naturally lit room during the day.
2. Try to use a camera with a good wide-angle lens.
3. Always shoot at the highest resolution your camera
offers (for digital cameras only).
4. For a more dramatic photo, shoot outdoor areas like
pools and gardens from a low angle point-of-view.
5. Avoid digital zoom. Many digital cameras offer an
optical zoom and a digital zoom. Only use the optical zoom.
6. Use the flash in backlit conditions (the sun is coming
from behind the object being photographed). The best use for a flash is
to fill in shadows in full daylight.
7. If you're using a digital camera, use the LCD for
close-ups. The LCD screen is more accurate for framing close-up photos.
8. Learn how to do interior panoramas and "virtual
tours" that will provide your prospects with a much better perception
