Writing Your Ad

Define key features

Start by defining the key selling features of your property. For example: do you have a large lot; did you just put on a new roof; are you within walking distance to shopping, a park, or water; are you able to offer creative financing options; do you have excellent schools in your area? Every property has something that makes it unique and special. Figure out what it is and promote it!

Don't forget full disclosure
You should not neglect to mention any problems your property might have. In fact, if you fail to do so, you could face civil and criminal action, or even recision of the sale.

Each state has different laws governing the disclosure of problems. Do your research and make sure you've met all the requirements for your state.

Most states require the disclosure of physical defects (leaky roof), legal hinderances (does the new bathroom conform to building codes), but some states require sellers to disclose the fact that a home for sale is the site of previous meth lab or even paranormal activity!
